What are your letting days?
We rent out our cottages and lodges on a weekly and part weekly basis. This can be either Friday – Friday, Monday – Monday, Monday – Friday, or Friday – Monday. So in short you can arrive on a Monday or a Friday and depart on a Monday or a Friday.
What time can I check in?
You can check into your accommodation from 3pm. If you would like to check in earlier this may be possible but needs to be confirmed on booking. Please confirm your time of arrival by telephone or e-mail a few days before you arrive.
What time do we have to check out?
You need to depart your accommodation by 10am and take the key back to reception.
How and when do we pay for the self-catering accommodation?
Once you have decided to book we require 25% deposit, which can be paid by credit/debit card or cheque. The remaining balance is due no later than 56 days before the start of your holiday.
How and when do we pay for the B&B?
At the time of booking your room we require 25% deposit, which can be paid by credit/debit card or cheques. The balance needs to be paid on departure. If you are booking with your company we can set up a company invoice facility to make checking out easier.
When will I receive my booking confirmation?
Once we have received your information and deposit we will send you confirmation of your booking. You will also receive your receipt for the deposit, our terms and conditions, directions and any other information we may feel you need.
Are there any other charges?
There are some extra charges for items such as extra bedding if required during your stay and specialist equipment such as hoists and slings etc. Please do ask about these charges on booking.

Are pets welcome?
Pets are more than welcome to come and stay but we do ask you to keep them under control at all times and never leave them un-attended in the accommodation. Full details about pets
What is included in the price of the self-catering accommodation?
Electricity heating and hot water to start with, linen and towels and toiletries for each guests. Your accommodation is prepared and all beds made ready for your arrival. You will also find a welcome basket on arrival that contains all the essentials such as tea, coffee, sugar, milk, and bin bags plus a few extras to get your holiday underway. You can also benefit from 1 hour every day in our heated, indoor swimming pool. This pool is not shared so you can enjoy it all to yourself.
What is included in the price of the B&B?
Included in the price is a fully prepared room and bathroom with towels and toiletries for each guest a choice of either a Full English or Continental Breakfast, which is delivered to your room in the morning at your requested time. The Breakfast is served from 7am Monday to Friday, 8am on Saturday and Sunday. For earlier departures the breakfast can be arranged a night before by putting the breakfast facilities in to the room.
Is bed linen supplied?
Bed linen, towels and toiletries are provided and prepared for your arrival. Self-catering cottages are cleaned on a weekly basis; this includes clean bedding and towels. Bed and Breakfast rooms are cleaned on a daily basis.
What facilities are in the cottages/lodges?
There are lots of facilities in the lodges and cottages and they include: Radio/CD Player, TV and Video, Iron and Ironing Board, and a Hoover. In the kitchen you can benefit from fully equipped cooking utensils, washing/drying machine, cooker and hob, toaster, microwave and fridge/freezer. We also provide a box of toys for the children. Please note: Kyte and Kestrel Lodge also have a dishwasher.
What facilities are in the B&B rooms?
All the rooms are en-suite with showers or baths. They have a hospitality tray, colour TV, towels and toiletries. You will also receive your own front door key so you can come and go as you please.
Additional Bed and Breakfast Questions
What is included in the breakfast?
Our continental breakfast includes cereal, fruit, a hot item (such as toast, croissants, muffins etc) jams and butter, yoghurt, and juice. There is also an option of fresh coffee or tea. And fruit juice. The Full English includes, bacon, sausage, eggs, beans, hash browns, mushrooms, fresh tomatoes. If you have a long drive or an early start we can send you off with a hot bacon sandwich to take with you.
Are B&B users allowed to use the pool?
You are welcome to use the pool and we run a complimentary early bird session from 7am to 7.30am. If you want to book the pool after this we can offer you it at a price of £25 per hour. Our pool is private for you to enjoy all to yourself. You will be asked to sign that you have read our pool terms and conditions and agree to abide by them.
The pool is indoors, heated and has the facility of a hoist in the changing room and, for disabled guests, an Oxford dipper in the pool.
Do you have any family B&B rooms?
We have twin and double rooms. We can provide an extra fold up bed for one more person, which brings the room up to the maximum occupancy number of three. We can also provide a travel cot for the room if this is required. Unfortunately we do not have any linked family rooms at this time.
Local Area Questions
We will be more than happy to help you find your way around the surrounding areas and attractions and have a range of information on places of interest available in the reception area.
Where are the nearest Shops/Pubs?
The nearest shops are only 5-10 minutes walk; this will bring you into the town centre. You will find a variety of shops including hairdressers, clothes shops, banks, butchers, florists and a bakery. You will also notice a selection of pubs and restaurants including those with riverside gardens. There is also a farmers market every Monday where you can buy fresh locally produced food.
Where is the nearest Doctors/Hospital?
The local doctors who we are registered with are situated in the town centre and their details are in the welcome folders in the accommodation on your arrival. Our nearest hospital is the John Radcliffe in Oxford. This is about 20-30 minutes drive. Direction are in the welcome folders.
