What are your letting days?
We rent out our cottages and lodges on a weekly and part weekly basis. This can be either Friday – Friday, Monday – Monday, Monday – Friday, or Friday – Monday. So in short you can arrive on a Monday or a Friday and depart on a Monday or a Friday.
What time can I check in?
You can check into your accommodation from 4pm. If you would like to check in earlier this may be possible but needs to be confirmed on booking or prior to arrival at the mangers discretion. Please confirm your time of arrival by telephone or e-mail a few days before you arrive We will give you a curtsey call a few days before to check all is ok and anything that made need to altered to your booking such as sleeping arrangements.
What time do we have to check out?
You need to depart your accommodation by 10am and take the key back to reception.
How and when do we pay for the self-catering accommodation?
Once you have decided to book we require 25% deposit, which can be paid by credit/debit card or cheque or online by bacs. The remaining balance is due no later than 56 days before the start of your holiday.
How and when do we pay for the B&B?
At the time of booking your room we require 25% deposit, which can be paid by credit/debit card or cheques or online. The balance needs to be paid on arrival or by departure. If you are booking with your company credit card details must be provided..
When will I receive my booking confirmation?
Once we have received your information and deposit we will send you confirmation of your booking. You will also receive your receipt for the deposit, our terms and conditions, directions and any other information we may feel you need. A Performa will be sent reminding you that the balance of your booking is due to be paid for yourself catering holiday.
Are there any other charges?
There are extra charges for items such as extra bedding if required during your stay and specialist equipment such as hoists and slings etc. Please do ask about these charges on booking.

What happens if I need to cancel/change my booking?
Please read our Terms and Conditions for full explanation. If you do need to cancel your booking we must receive this in writing, it is important to have travel insurance when going on any holiday.
Are pets welcome?
Pets are more than welcome to come and stay but we do ask you to keep them under control at all times and never leave them un-attended in the accommodation. For full details about pets see our pets terms and conditions.
What is included in the price of the self-catering accommodation?
All utility costs are incorporated in the cost of your booking, all linen and towels and toiletries for each guest. Your accommodation is prepared and cleaned to a high standard. You will also find a welcome basket on arrival that contains all the essentials such as tea, coffee, sugar, milk, and bin bags plus a few extras to get your holiday underway. You can also benefit from a 1 hour time slot which is private use to your party every day in our heated, indoor swimming pool. .
What is included in the price of the B&B?
Included in the price is a fully prepared room and bathroom with towels and toiletries for each guest a choice of either a Full English or Continental Breakfast, which is served at the time you request in our breakfast cabin.. The Breakfast is served from 7am Monday to Friday, 8am on Saturday and Sunday. For earlier departures the breakfast can be arranged a night before by putting the breakfast facilities in to your room.
Bed linen, towels and toiletries are provided and prepared for your arrival. Self-catering cottages are cleaned on a weekly basis; this includes clean bedding and towels. Bed and Breakfast rooms are cleaned on a daily basis.
What facilities are in the cottages/lodges?
There are lots of facilities in the lodges and cottages and they include: Radio/CD Player, TV (dvd player can be hired) Iron and Ironing Board, and a Hoover. In the kitchen you can benefit from fully equipped cooking utensils, washing machine, cooker and hob, toaster, microwave and fridge/freezer.. Please note: Kyte / Kestrel /Stable/ Granary Lodges/Cottages also have a dishwasher.
What facilities are in the B&B rooms?
All the rooms are en-suite with showers or baths. They have a hospitality tray, colour TV, towels and toiletries. You will also receive your own front door key so you can come and go as you please.
Complimentary WI FI is throughout the site.
What is included in the breakfast?
Our continental breakfast includes cereal, fruit, a hot item (such as toast, croissants, muffins etc) jams and butter, yoghurt, and juice. There is also an option of fresh coffee or tea. And fruit juice. The Full English includes, bacon, sausage, eggs, beans, hash browns, mushrooms, fresh tomatoes. If you have a long drive or an early start we can send you off with a hot bacon sandwich to take with you.
Are B&B users allowed to use the pool?
You are welcome to use the pool and we run a complimentary early bird session from 7am to 7.30am. If you want to book the pool after this we can offer you it at a price of £25 per hour. Our pool is private for you to enjoy all to yourself. You will be asked to sign that you have read our pool terms and conditions and agree to abide by them.
The pool is indoors, heated and has the facility of a hoist in the changing room and, for disabled guests, an Oxford dipper in the pool.
Do you have any family B&B rooms?
We have twin and double rooms. We can provide an extra fold up bed for one more person, which brings the room up to the maximum occupancy number of three. We can also provide a travel cot for the room if this is required. Unfortunately we do not have any linked family rooms at this time.
We will be more than happy to help you find your way around the surrounding areas and attractions and have a range of information on places of interest available in the reception area.
Where are the nearest Shops/Pubs?
The nearest shops are only 5-10 minutes walk; this will bring you into the town centre. You will find a variety of shops including hairdressers, clothes shops, banks, butchers, florists and a bakery. You will also notice a selection of pubs and restaurants including those with riverside gardens. There is also a farmers market every Monday where you can buy fresh locally produced food.
Where is the nearest Doctors/Hospital?
The local doctors who we are registered with are situated in the town centre and their details are in the welcome folders in the accommodation on your arrival. Our nearest hospital is the John Radcliffe in Oxford. This is about 20-30 minutes drive. Direction are in the welcome folders.
Guests means the organiser named, together with any accompanying guests in the party.
Deposit means 25% of the full price.
Holiday means the accommodation booked by the guest with Kingfisher, details include type of accommodation, dates and duration of stay and number of people in the party.
Kingfisher Barn means Kingfisher Barn Limited, Rye Farm, Abingdon, Oxfordshire, OX14 3NN.
Price means the price quoted in the brochure supplied by Kingfisher Barn or displayed on Kingfisher Barn's website (errors and omissions excepted) inclusive of Value Added Tax (VAT). Kingfisher Barn reserves the right to change the price. The rate of VAT may change from time to time according to government legislation.
To make a booking, you must be at least 18 years of age and be able to create a binding legal contract. Your contract with us is concluded electronically when:
You make a reservation by completing the on-line booking forms on this website. This will be treated as an offer by you to accept an invitation to book your holiday with us.
Your payment of either the deposit, or, in the case of late booking, full payment has been received by us by credit card or debit card payment.
Your booking will be confirmed by Kingfisher by email and / or post.
Your reservation will be accepted at the point which you receive the confirmation of booking. The contract between us will become binding. If your confirmation is via email, it is at this point that the contract is formed. The contract is active until you and your party leaves the Kingfisher Barn premises at the end of your holiday.
The contract is binding and it is your responsibility to ensure that all members of your party are aware and comply with the terms and conditions of the contract.
Failure to disclose any relevant information or failure to comply with these terms may lead to the termination of the contract and the loss of your booking.
Nothing on this website is intended to be, nor should be construed as an offer to enter into a contractual relationship.
Balance of Payment
The balance of the total price is due no later than 56 days before the start date of your holiday. All payments must be made payable in pounds sterling. Kingfisher Barn reserves the right to pass on to guests any charge incurred by Kingfisher Barn in receiving payment. Kingfisher Barn does not charge for payments made by credit or debit card for holidays booked in accommodation owned by Kingfisher Barn.
Kingfisher Barn will be charging in accordance with the Late Payment Commercial Debts Interest Act 1998.
To Amend A Booking
If when you receive your confirmation of your booking any details are incorrect, please send an email to firstname.lastname@example.org or telephone our booking line on 01235 537538 (calls charged at National standard rate).
Changes to your booking will incur a charge of £20 per alteration (twenty pounds) inclusive of VAT. Any changes must be made at least 56 days before the start of your holiday. Changes can be made by ringing the Kingfisher Office on 01235 537538 or by post, signed by the person who made the original booking. Changes, such as change of date, can not be guaranteed.
If you wish to add more guests to your booking you will not be charged as this is deemed an amendment.
Where changes are made within 56 days of the start of your holiday it will be treated as a cancellation and be subject to the cancellation charges outlined later in this article.
To Cancel Your Booking
Sometimes it is necessary to cancel a booking. You must call the Kingfisher Barn office on 01235 537538 and also confirm the cancellation in writing. The letter must be signed (where possible) by the person who made the original booking. This letter must be sent by recorded delivery and the cancellation will only take effect from the time when Kingfisher Barn receives this letter.
There are cancellation charges as described below:
56 days or more: Your deposit of 25%
55-43 days: 30% of the total amount payable by you.
42-29 days: 50 % of the total amount payable by you.
28-8 days: 90% of the total amount payable by you.
7 days or less: 100% of the total amount payable by you.
To cancel a Bed and Breakfast booking...
14 days or more : Full refund given including your deposit of 25%
Less than 14 days: Your deposit of 25% of the total amount payable by you.
Less than 24 hours: 100% of the total amount payable by you.
In the event that following cancellation Kingfisher Barn is able to re-let the accommodation for the period booked (or part of it) 50% of the re-let income will be refunded to the hirer.
If you have not arrived by 8am the morning after your holiday was due to commence or contacted the Kingfisher Barn Office. We will assume that your holiday has been cancelled and the total cost of your booking will be forfeited.
If Kingfisher Barn changes or cancels your booking
In the unlikely event of Kingfisher Barn having to change or cancel your booking the following options will apply:
- You will be offered a full refund of any money you have paid.
- You may choose another available holiday from us at the advertised price.
- You may accept the alternative arrangements as notified to you.
In addition to the above and provided that it does not arrive from circumstances amounting to force majeure (circumstances beyond Kingfisher Barn's control including but not limited to industrial disputes, natural disasters, fire, technical problems, bad weather, acts of government) we will also pay you the compensation shown below.
A. If after full payment, but more than 2 weeks before your holiday commences, a maximum of £20 per full week booking, or £10 per booking that is less than 7 days in duration.
B. If after full payment, but less than 2 weeks before your holiday commences, a maximum of £40 per full week booking, or £20 per booking less than 7 days in duration.
Dogs and cats are welcome. Other pets may be welcome at the discretion of Kingfisher Barn's staff.
A maximum of 2 pets are permitted per party booking with a charge of £40 per-pet per week and £20 per-pet per part-week.
Bed and Breakfast rooms: £10 per stay per pet.
All pets must be under control at all times and owners must be responsible for their welfare and that of other guests. They may not foul the accommodation, footpaths or gardens at any time under any circumstances.
Any pet which is considered dangerous will be ask to leave immediately, there will be no responsibility to Kingfisher Barn to find alternative arrangements for the pets accommodation.
The guests staying in the self-catering cottages are permitted to use Kingfisher Barn's swimming pool for up to one hour a day throughout the duration of their stay. Guests may use the pool for longer periods provided this is agreed in advance with Kingfisher Barn. Additional charges will be made for such additional use.
Any use of Kingfisher Barn's swimming pool is only permitted in accordance with the Pool Users Terms and Conditions and Safety Code.
Arrivals and Departures
The accommodation will be available from 3pm on the start date of your holiday and should be vacated by 10am on departure dates. Please confirm your arrival time by email or phone the Kingfisher Barn office (01235 537538) at least a few days before arrival.
The Guests' Responsibilities
The number of guests in the party must not exceed the maximum number stated on booking.
Guests must not allow smoking in any of the accommodation.
The Guests are responsible for the property during their stay and expected to take reasonable care of it. All equipment and utensils must be left clean and tidy at the end of the hire period.
You and your party are responsible for leaving the accommodation in the same state of cleanliness, repair and ordering which it was found. If extra cleaning is required before the next group of guests use the accommodation then there will be a charge. Please check the accommodation very carefully on departure as Kingfisher will not accept liability for items left behind.
The Guests shall not carry out any activity on the property that may cause a nuisance or annoyance to others (Kingfisher Barn staff and any other guests). In particular (but without prejudice to the generality of the foregoing) no musical instruments, radio, CD or tape recorder shall be operated on the property between the hours of midnight and 8am.
The organiser of the holiday (original booking name) warrants that guests will indemnify Kingfisher Barn against all loss or damage arising directly or indirectly to the accommodation and its contents from any act or default by guests or any person or pet accompanying the guest.
Kingfisher Barn will provide the guests of the self-catering cottages with an inventory of the furniture and effects of the property. On completion of the holiday the guest should return the inventory to the reception at Kingfisher Barn having marked on it any breakages and damages. Kingfisher Barn will check the condition and contents of the property and will notify the guests within seven days of any additional cleaning costs or charges for damages and breakages for which the guest is liable. Payment shall be made by the guests immediately on receiving an invoice in respect of the above charges.
There will be an extra charge if the accommodation is not left in the same state of cleanliness and repair in which it was found. If breakages or damages occur there will be a charge to repair or replace the item(s).
Pets staying in self-catering accommodation will be charged £40 per week or £20 per part week (maximum of 2 pets please). Pets staying in the B&B are charged at £10 per stay.
Extra fold out beds can be provided for £12 per night (this includes a continental breakfast for the B&B guests).

A charge of £2.50 per yellow clinical waste bag will be made. Somebody in reception must be informed of the total number of bags left behind prior to departure. Guests who leave yellow bags behind without informing reception will be fined £500 as this the cost to us if we put clinical waste in our normal bins.
You may also be charged for late check outs and damages at the manager's discretion.
Kingfisher Barn's Liability
Kingfisher Barn will not be liable for any personal injury, loss or damage to property (including motor vehicles) suffered by the guests except when such injury, loss or damage is caused by the negligence or fraudulent misrepresentation of Kingfisher Barn, its servants or agents.
Offensive or illegal behaviour and excessive noise will not be tolerated. If guests fail to comply with these rules, their contract may be terminated and they and their party will be asked to leave the property immediately. (refunds will not be given).
Kingfisher Barn reserves the right to charge the guests during and after their stay for any loss or damage to the property. Kingfisher Barn also retains the right to enter any property at any time for any reason to ensure the safety and well-being of our guests.
The accommodation is let as holiday accommodation and this agreement is not protected by the Rent Act 1977 nor does it constitute an assured tenancy. This agreement shall be governed by the construed accordance with the law of England
Kingfisher Barn does not warrant and is in no way responsible for the accuracy of any verbal information or given statements made by its servants or agents.

Kingfisher Barn cannot accept liability for happenings outside its reasonable control, such as the breakdown of domestic appliances, plumbing, wiring, temporary infestation of pests or damage resulting from exceptional weather conditions.
Kingfisher Barn is only able to take action on any complaint which is first brought to the attention of the staff whilst the guest was staying in the property and secondly received in writing within 14 days after departure, unless there are exceptional circumstances. All written complaints will be dealt with via our company solicitor and legal advice will be sort before any response is sent. This will be within 14 days of receiving the written complaint.
It is the responsibility of the guest to make full arrangements for holiday insurance cover including travel arrangements to and from Kingfisher Barn with their own insurance brokers.
Kingfisher Barn's Responsibilities
Kingfisher Barn will provide the guests with fully equipped accommodation in a good general state of repair. Included in the price are electricity heating, television, access to garden areas, bed linen and towels.
This agreement constitutes the entire agreement and understanding between Kingfisher Barn and the guests with respect to all matters that are referred to and shall supersede any previous agreements(s) between the parties in relation to the matter referred to in this agreement.

Our online payments are taken by PayPal and your credit/debit card details are never seen by anybody at Kingfisher Barn. When you book online all monetary information is encrypted by PayPal making it impossible for anybody to discover your details.
